Hi Ellen - nice looking unit, nice view, too. Would you have any idea what the sq m/sq foot of the house is? Are the floors the same size?

Hi Randy, pardon my mistake. The lot is 192 sqm, not 159. I am not sure where I got that number from - maybe it is where the house sits?? Anyway, I will double check for you.

Yes, it looks like the second and first floors are about the same area.

Thanks agin for hosting us and you're right, those bys had never been on a boat, or an island before.  We certainly enjoyed every aspect of the trip.  My honest opinion of that Ocean View project is, the best of seen, hands down.  The grounds, the infrastructure, the building quality is top notch.  Many people who haven't been to the Philippines are thinking that ocean front property is easily available, since there's 7100 plus islands.  Well that ain't necessarily so.  When I saw the 1800 degree plus views from this house, I wanted to haul out my checkbook ... highly recommended.

And for Randy and others not used to thinking in square meters ... 100 Square feet = 9.290304 square meter.  Now whose going to remember numbers like that?  Not me for sure.  But notice it is about a 10 t0 1 ratio?  A 100 sq meter house is a bit over 1,000 square feet.  The larger the house the more sq feet your estimate will be in error, but 10 to 1 is easy to remember and close enough ... 192 sq meters, think 1900 to 2000 square feet plusm and you'll be close (192 sm is exactly 2 066.6708 sf.)

Thanks for the tip on the square meter thing, Dave. I do have trouble converting it in my head.

I'm still interested in the size of the house versus the land size, though. I've been looking at a few floor plans and am trying to determine what we can get by with when we get ready to build.

Randy, this is what I know = allowances needed from lot boundaries to the house:  3 meters in front, 2 meters on sides and back. If you want anything built to the edge of your boundary, then you have to build a firewall. Parking lots are allowed to the edge of the boundary.

Your house boundary includes the eaves or roofs, patios, etc. Most roofs here extends out from the walls of your house - more for shade and for rain protection.

I'm thinking 150 sq meter house should serve us well. At least that's what I'm researching.

Would still be interested in more details of this one. How many bedrooms and T&B, total sq meter of the floor plan. Would be nice if they put the floor plan on the site, too.

Hi Randy, still awaiting more info on the house. I once did a quick research on cost of building here - a decent house - not a nipa hut:  I was told it ranges from 20k to over 30K per sqm. Factors affecting the price of course includes the type of materials you use, the location of your lot, etc. The total sq. meters of course is both first and second floors, including the porch or terrace. You can save some money building yourself, but I don't think it is much as labour costs here are cheap. What cost much more are the materials you use - flooring, windows, roofing, bathroom accessories, building materials, etc. You don't want to go cheap if you live by the ocean - this is just my opinion.

Hola Ellen, it's good to be back and join your blog again. Been absent for awhile; now I have to do some catch up with what's going on in Davao and Samal. I see you've got some really nice modern homes here .... Sounds like you have some fun with some friends from New Zealand cruising to Samal. That must be nice to see some friends who has the same passion in sailing. I kind'a miss it too.
